Project Overview

The project involves the construction of two new-build residential properties at 127 London Road, Calne, for the client Mike Parrot representing P3 Properties and WE Plant. The contractor provided a comprehensive package of works, beginning with pre-construction support and progressing through key structural stages including foundations, flooring systems, and external masonry. The development was carried out on a brownfield site, which introduced ground stability challenges, requiring careful design considerations—particularly for drainage and substructure elements.

1. Pre-Construction Support

  • Provided early-stage advisory support during planning.
  • Produced budget cost estimates for:
    • Groundworks
    • Superstructure

2. Groundworks & Foundations

  • Constructed foundations following client-led excavation and concrete pour.
  • Installed internal drainage system.
  • Completed:
    • Cavity fill
    • Internal and external backfilling
  • Prepared base for scaffolding setup.

3. Floor Structure

  • Installed block and beam floor system.
  • Recommended and implemented hanger system for drainage, addressing:
    • Poor ground conditions
    • Risk of settlement on brownfield land
  • Installed:
    • Radon barrier
    • Insulation
    • Damp-proof membrane (DPM)
  • Poured structural concrete slab.

4. Timber Frame & Masonry Works

  • Temporarily absent during timber frame installation phase.
  • Completed external masonry works upon return:
    • Three elevations constructed in Beckstone
    • Rear elevation completed in London Brick
    • Installed quoins at all corners for architectural detailing
    • Installed fire stops in accordance with manufacturer guidelines

The works resulted in the successful progression of two new-build homes through critical early and structural phases:
