A modern rear extension built to create a larger open-plan kitchen and dining area,
improving natural light and adding practical family living space.
Description
This project involved the construction of a single-storey rear extension with
matching brickwork, large glazed doors, rooflights, and a clean internal finish.
Scope of Works
Demolition & Preparation
- Careful demolition of an existing screen wall, reclaiming bricks for reuse.
- Replacement of the demolished wall with new fencing.
- Full site clearance and preparation ahead of groundwork.
Groundworks & Structural Works
- Excavation and foundation works completed.
- Integration of new drainage into the existing system.
- Propping and removal of multiple load-bearing walls.
- Installation of 7 RSJs (steel beams), up to 7 metres in length.
- Construction of the superstructure using reclaimed bricks.
Roofing & External Works
- New roof structure built by our carpentry team.
- Flat roof installed using hot tar and felt system.
- Installation of new bathroom window.
- Full external guttering system installed.
Internal Works
- Complete plastering and wall preparation throughout.
- Full electrical installation including lighting, sockets, and consumer unit upgrade.
- Plumbing and heating including new bathroom and underfloor heating.
- Screeded floor installed for underfloor heating system.
- 1st and 2nd fix carpentry including doors, skirting, and architraves.
- Full decoration and painting across all areas.
- Complete kitchen installation by joinery and electrical teams.
Outcome
The project significantly increased living space and improved the flow of the home,
creating a bright and functional family area.
